New standard short office leases – November 2017

The Law Society has added two more forms to their Business Lease forms range.

The two new forms are standard short office leases:-

  • LS3 - Law Society's short form model commercial lease (office/part)
  • LS4 - Law Society's short form model commercial lease (office/whole)

These leases are suitable for relatively short lets of office premises. Designed for either the whole or part of a building, they are intended to be suitable for leases of up to ten years and only including one rent review.

The Law Society has stated that these new leases are set out in a comprehensive and mainly self-explanatory manner, with what is hoped are clear definitions. They have been designed to achieve a fair balance between Landlord and Tenant, with the aim of limiting the need for negotiations and will hopefully enable transactions to be completed more easily.

The Law Society advise that these leases are extremely short, and are only suitable for the very simplest of commercial lettings.

The existing Law Society commercial office leases are:-

  • LS1 Registered – Business Lease (Part of Building) (Registered) 2008
  • LS1 Unregistered – Business Lease (Part of Building) (Unregistered) 2008
  • LS2 Registered – Business Lease (Whole of Building) (Registered) 2008
  • LS2 Unregistered - Business Lease (Whole of Building) (Unregistered) 2008
